Third, you don’t have to hope and pray the market goes up. You know before ever pulling the trigger on a property how much you can increase the value - and when.
So no matter what the residential market does… you can predictably force appreciation on your properties.
Again, this is about you having control - not the market having control over you.
Sure, if you have money to invest - from an IRA or 401(k)... or through friends or family… that can make getting your first deal easier.
But it’s not 100% necessary.
I didn’t have any of those things when first starting out.
I just put the work in and got the deal done.
Which raises the question…
Well, first, they don’t know what you now know. They’re under the same misconception that everyone else is - that it’s impossible to start big.
They don’t understand how to treat this like a business. And how to get financed.
Then there are the ones who do go the small apartment route… but they make one critical mistake: They dabble.
They step over dollars to pick up nickels by doing things like repairs themselves.
